Commercial work here means conduit. Chicago and several surrounding municipalities require all conductors in raceway, so a tenant build-out is EMT bent and run to grade, not cable stapled to studs. We do the pipe work properly because it is visible, it is inspected, and the next contractor to open that ceiling has to live with it.
The bread and butter is tenant build-outs: taking a shell or a stripped former space and delivering panel, lighting, power, data pathways and whatever the equipment schedule calls for — three-phase for kitchen and shop equipment, dedicated circuits for POS and refrigeration, emergency and exit lighting sized to the occupancy. We read the drawings, coordinate with the GC and the other trades, and work to the inspection schedule rather than around it.
The other half is corrective: a space that has been renovated three times by three different people and now has to pass an inspection or satisfy an insurer. We survey what is there, document what fails, and give you a scope split into what must be fixed to pass and what should be fixed eventually. Off-hours and overnight work is available where a business cannot lose the trading day.
Common questions
Can you work outside business hours?+
Yes. Restaurant and retail work is regularly scheduled overnight or on the day the business is closed. Off-hours rates are quoted on the estimate so there are no surprises.
Do you handle three-phase equipment?+
Yes — 208V and 480V three-phase, including feeders, disconnects, motor circuits and equipment hookups for kitchen, laundry and shop equipment. We confirm the utility service can carry it before the equipment order goes in, not after it arrives.
Will you work with our general contractor?+
Routinely. We work from the GC's schedule, attend coordination meetings where they are held, and provide submittals, a certificate of insurance and lien waivers in whatever form your contract requires.
